Nevada Legislative Session: Impact on Property Investors and Property Owners

Nevada Landlords (Investors and Property Managers) face new regulations in 2025 that came out of the 2025 Legislative session.

Key Changes from the Nevada Legislature in 2025:

Rent Payment Methods:

Landlords must provide at least one rent payment option that requires no fees and no bank information from the tenant.

Fee Transparency:

All mandatory monthly charges, including base rent, must be listed as a single figure (the “maximum total periodic rent”) in listings and lease agreements. Landlords must provide a lease appendix listing all allowed fees. I.E. Pet rent, Utility charges, etc.

Application Fees:

Application fees must be refunded if they are not used for their stated purpose of conducting credit, background, or income screenings.

Eviction Process:

AB283 mandates that landlords serve tenants with a full package of documents at the start of an eviction, including the complaint affidavit, rental agreement, and a summons clearly outlining tenant responsibilities and deadlines.

  • Mandatory Disclosures:

Landlords are required to disclose known structural or environmental issues and provide tenants with a copy of the rental agreement.

Utility Billing:

There are now tight restrictions on how utilities can be billed if they are not included in the “maximum total periodic rent”.

Pet Policies (SB166):

The law prohibiting insurance companies from canceling policies based on dog breeds is expanded to include apartments and other multi-family residences. Supportive housing landlords may also be required to allow at least one pet.

Waste Removal:

Landlords must provide waste removal services at no additional charge to tenants.

  • Trash can be charged to the tenant must be noted in the lease.
