Who Qualifies & What You Need to Know Before Adding Coverage

ProtectionPlus is designed for professionally managed properties. To qualify:

  • Property must be fully managed by a professional property management agent (not leasing-only)
  • Monthly rent must be $1,000 or above
  • Not available for properties within the five boroughs of New York City
  • Coverage applies to residential rental properties only — not properties undergoing major renovations or used for business purposes
  • If you move into the property or list it for sale, coverage must be cancelled (pro rata refund available)

✅ For New Tenants

  • Coverage can start immediately — but only if it’s added the month of move-in and all conditions below are met
  • All financial obligations must be paid in full before move-in: security deposit, fees, and first month’s rent
  • Any unpaid obligations at move-in — including partial payments or payment arrangements — will result in claim denial

✅ For Existing Tenants

  • Tenant must have paid rent on time for the two consecutive months prior to adding coverage
  • If the tenant was in arrears by 6 or more days in either of those two months, coverage cannot be added until they have paid on time for two consecutive months
  • Do not add the property until this payment history standard is met — adding it early will result in claim denial

Frequently Asked Questions

Does every property qualify for coverage?

Most properties qualify, as long as the monthly rent is $1,000 or more and the property is fully managed by a professional property management agent. Coverage is not available for leasing-only arrangements or properties within the five boroughs of New York City.

What counts as malicious damage?

Malicious damage is intentional, spiteful, or vindictive damage carried out by the tenant — such as punching holes in walls, pulling cupboards off walls, pouring concrete down drains, or setting fire to the property. Normal wear and tear, pet damage (except service/companion animals), and accidental damage such as carpet stains or scorch marks from a frying pan are not covered under this category.

Is loss of rent covered if the property sits vacant between tenancies?

No. Vacancy between tenancies at the end of a lease is considered a normal business risk, not an insurable event. The policy is designed to cover lost rent as a direct result of tenant actions — such as skipping, delinquency, or death — not market conditions.

Do deductibles apply?

A $1,500 deductible applies per event for Malicious Damage and Theft claims. There is no deductible for digital lock box theft claims. Loss of rent claims will have the remaining security deposit balance deducted after allowable re-leasing expenses are covered.

What happens to the security deposit when I make a claim?

The security deposit can still be used to cover other financial obligations the tenant owes under the lease. For loss of rent claims, the remaining deposit balance (after covering allowable re-leasing expenses) will be deducted from the rent claim. Your property manager will guide you through what can legally be deducted in Nevada.

Can I approve a higher-risk tenant now that I have this insurance?

No. Tenants should still be screened according to standard criteria and industry best practice. Approving a tenant who would not otherwise qualify simply because you have insurance could lead to repeated claims — and ultimately, denial of your policy renewal.

What if I want to sell the property or move back in?

If the property’s use changes — you move in, list it for sale, or begin major renovations — you must notify us through your property manager and request cancellation. A pro rata premium refund will be issued for the unused period.

I already have general liability through my dwelling policy. Why do I need this?

Most dwelling policies cap general liability at $300,000–$500,000. ProtectionPlus extends that coverage to $1,000,000 for both you and your property management company. It also satisfies the common requirement in property management agreements for the owner to list the management company as an additional insured.
